VA home loans, explained
VA-backed home loans can help eligible service members, veterans and certain surviving spouses purchase or refinance a home through a private lender. A Certificate of Eligibility is a starting point, not final credit approval.
How do you establish VA eligibility?
The Department of Veterans Affairs issues a Certificate of Eligibility based on qualifying service or other conditions. The lender also evaluates credit, income and intended occupancy before making a loan decision.
VA publishes separate guidance for purchase loans, interest-rate reduction refinances and cash-out refinances; the right path depends on your existing loan and goals.
What costs still apply to a VA loan?
VA loans can still have closing costs and, for many borrowers, a VA funding fee. Funding-fee treatment varies by circumstances; certain borrowers may be exempt. Ask for a written Loan Estimate and check the VA's current guidance.
How should you compare offers?
Compare lender charges, interest rate, cash to close and monthly payment. A VA benefit is useful only when the full loan terms work for the household.
Questions about va loans
Does a COE guarantee a VA loan?
No. A COE addresses VA benefit eligibility; a lender must still verify income, credit, occupancy and other requirements.
Do VA-backed loans have closing costs?
Yes, some closing costs can apply. Ask a lender for a Loan Estimate rather than assuming none are due.
Will I owe a VA funding fee?
Many borrowers pay a funding fee, but some qualify for an exemption. Your lender and VA guidance can confirm your case.
Can I use VA benefits again?
Possibly. VA describes restoration and remaining-entitlement rules; request a current COE and review the specifics.
Can a VA loan refinance an existing mortgage?
VA describes different refinance paths, including a rate-reduction refinance for some existing VA loans and a cash-out option. Qualification varies.
